What is the guest capacity of the venue?

Our barn and grounds comfortably accommodate intimate gatherings of 20 up to grand celebrations of approximately 200 guests. During your tour we’ll help you choose the layout that best fits your guest count and event style.

How much does it cost to rent the venue?

Pricing varies by day of the week, season, and the package you select. We offer wedding packages, half-day private event rentals, and full-weekend options. Request a custom quote through our contact form and we’ll send detailed pricing and availability.

How do I check availability and reserve a date?

You can browse our Upcoming Availability section, then submit an inquiry or schedule a tour. To officially reserve your date, we require a signed rental agreement and a deposit. Dates are held on a first-come, first-served basis.

Do you provide catering or can we bring our own?

We offer flexible catering options. You’re welcome to work with one of our preferred caterers or bring in a licensed caterer of your choice. Our prep area and kitchen space support both plated dinners and buffet-style service.

What is your alcohol policy?

Alcohol is permitted with a licensed and insured bartending service. We require event insurance and adherence to Virginia ABC regulations. Our team will walk you through the simple requirements during planning.

Can we decorate the venue ourselves?

Absolutely. The barn and grounds are a beautiful blank canvas. You’re welcome to bring your own décor, florals, and personal touches. We simply ask that decorations are removed during your contracted breakdown window and that no permanent fixtures are added.

Is there on-site parking for guests?

Yes. We provide ample complimentary on-site parking for your guests and vendors, with accessible spaces close to the venue entrance.

Is the venue accessible for guests with mobility needs?

Yes. Our main barn and ground-level spaces are wheelchair accessible, with level pathways and accessible restrooms available to ensure all of your guests feel welcome.

Do you have requirements for outside vendors?

We welcome the vendors you love. We simply ask that caterers, bartenders, and other professionals carry appropriate licensing and liability insurance. We’re also happy to share our list of trusted local vendors.

What is the booking process from start to finish?

It’s simple: schedule a tour, choose your date and package, sign your rental agreement with a deposit to reserve, then work with our team on planning details leading up to your event. We’re with you every step of the way.

Are there bridal preparation areas on-site?

Yes. We offer comfortable getting-ready spaces so your wedding party can prepare on-site, complete with mirrors, seating, and natural light for those special pre-ceremony moments.
